Preparing Your Home for Sale - as easy as A,B,C,

Your home is probably the biggest investment you have, at Atherton First National our aim is to get the highest possible price for your home at the time of marketing - but it's not all up to us - it's a team effort.  With a little effort on your behalf, your home can be sold quicker and for a better price.  Here are some proven tips that will save you time and money.
 
Appearance - First impressions are lasting.  From the moment prospects arrive at your home, it should be evident that the gardens and lawns are well presented.  Garden rubbish should be disposed of and paths and porches kept clear of debris. Toys, sporting equipment and garden tools should be stored away to enhance the appearance of your backyard and garden.

Bright - Your home should be neat and tidy during inspections. The home should create an inviting atmosphere by ensuring the arrangement of furniture is in a comfortable position. Utilise fresh flowers, indoor plants or paintings as they always brighten up a home.  Let plenty of sunshine into your home. Nothing improves atmosphere more than brightness.  On a dull day it is advisable to switch lights on prior to arrival of prospective buyers.

Care - Make sure that all minor repairs are completed. Sticking doors and windows, loose doorknobs, faulty plumbing, peeling paint or faulty flywire may affect your sale.

Disturbances - Avoid having too many people present during inspections. First National Real Estate agents are familiar with and understand the buyer requirements and can therefore better emphasis the features of you home in line with buyer needs and priorities. Three's a crowd.  Turn off/down the television or radio, these can be distracting and keep your pets preferably outside.

Economy - you should be careful not to over-capitalise on your home, e.g. a house wash may work wonders for a timber home, and save on painting.  Please feel free to discuss any improvements you may have planned for the sale of your home with us.
 
Faith - Don't apologise for the appearance of your home (this will emphasise the faults). Don't discuss details such as price or terms, leave this up to your First National Agent. We are fully trained professionals working to help you get the best possible price for your home.

Get together - You and your First National Agent should always work as a team.  If you feel that your agent has overlooked some important selling points, feel free to discuss them privately.

Hush - silence is golden. Be courteous but don’t force conversation with the potential buyer.  A potential buyer simply wants to inspect your home – not pay a social visit.  However, should you be asked questions about your home, the neighbours or the district, answer them truthfully and directly.
